Commercial Real Estate Hard Money Lending

The Kalon Group arranges financing for short term asset based loans. We specialize in lending to income producing properties that have a value added component. Our aim is to provide the most competitive services and terms to our clients in the most efficient manner possible. The partners at the Kalon Group have established a unique skill set in finding creative solutions to fund the most "challenging" of transactions.

We, and our affiliates, will structure, close, and fund first mortgage loans for commercial properties. Our funds are available for acquisitions, refinancing, turnaround/work-out situations, foreclosures, bankruptcies and land development. We will also consider situations involving joint venture opportunities, as well as, participation loans with other lenders. We will consider funding opportunities in the United States, Canada, Mexico, and throughout the Caribbean.


Property Types: Apartment Complexes, Retail Office Buildings, Mixed Used Properties, Hotels, Land,

Loan Size: $1MM to $100MM

Term: Flexible loan terms ranging from 1 to 5 years

Prepayment: Loans may be repaid at any time without penalty

Use of Proceeds: Loans are made for real estate acquisitions and business purposes only

Loan to Value (LTV): Loan amounts can be up to 75% of the market value of the collateral, based on the estimated cash sale price given a 90 to 120 day marketing time. If the loan is used for renovation or construction, the loan amount can be based on the improved value, and would be disbursed in stages

Rates: Rates as low as 10% and average range is from 12 to 18% per annum, interest only, depending upon collateral and loan structure

Debt Coverage Service Ratio (DCSR): Minimum of 1.20

Collateral: Real estate and/or other hard assets

Closing: Typically within 14 banking days after evaluation of the asset
